The monthly rent is ₹18,000, payable in advance by the 5th day of each month by bank transfer. If rent is paid after the 10th day of the month, a late fee of ₹500 applies.
The agreement runs for 11 months, starting on 1 October 2026. The first 6 months are a lock-in period: if the Tenant leaves during the lock-in, the rent for the rest of the lock-in period is payable.

The Tenant has paid a refundable security deposit of ₹54,000, equal to 3 months' rent. The Owner will return it within 15 days of the Tenant handing back the keys, after deducting any unpaid rent, unpaid bills and the cost of damage beyond normal wear and tear.
The society maintenance charge of ₹2,500 a month is paid by the Owner.
The Tenant pays electricity and water bills directly, based on the meter readings, and shares the paid bills with the Owner every 3 months.

The flat is for residential use by the Tenant and family only. The Tenant may not sublet the flat or use it for business.
After the lock-in period, either party can end this agreement by giving 60 days' written notice. Notice can be sent by email or letter.

The agreement can be renewed by mutual consent. On renewal, the rent increases by 5%.
The Owner may visit the flat for inspection or repairs with at least 24 hours' notice to the Tenant, except in an emergency.

Minor repairs costing less than ₹2,000 each, such as taps, switches and bulbs, are paid by the Tenant. Structural repairs, plumbing lines, wiring, and repairs to the fittings in the Annexure costing ₹2,000 or more are paid by the Owner.

Pets are allowed only with the Owner's written consent. The Tenant is responsible for any damage caused by pets.
